The best source that I have used, many times, and is free is Rong Chang ESL. It is under https://www.rong-chang.com. He has stories, exercises, a voice responsive tutor, selections from magazines and newspapers and everything is broken down into ability levels. He even has one site where the student can listen and adjust the speed of the conversation to as slow or fast as they want. I have pulled off reading material, vocabulary words and cloze activities.
