Distributive property states that

a x (b + c) = a x b + a x c

You can use the distributive property in reverse to factor out a common factor from the sum of 2 numbers. If you realize that 12 = 4x3 and 20 = 4x5 then you would write

12 + 20 = 4x3 + 4x5 = 4x(3 + 5)
