If
2L = 50
L=50/2 = 25
L=25 feet is the maximum possible length given width of 12 feet. If you don't use all the fencing then 0<L<25 feet. L can be any length between 0 and 25.
IF width=12, then maximum area is use all 72 feet of fencing with length = 25 and area = 12x25 = 300 square feet.
IF the width can be varied, then the maximum area would be with W=L=72/4= 18 feet using all fencing and creating a fenced in square, with area = 18x18 = 324 square feet
