side = (1/4)[9sqrt(2)+4] = (9/4)sqrt(2) + 1
area = side squared = (81/16)*2 + (9/2)sqrt(2) + 1 = (89/8)+(9/2)sqrt(2)
You could, of course, take out a common factor, but that is not necessarily simpler.
