why is there a difference between the actual yield and the theoretical yield?

There are several reasons but it boils down to the idea that you never get what you expect out of a chemical reaction. Either the reaction just doesn’t go to completion, or your technique is sloppy so you lose some ingredients, or the conditions arent optimal for the reaction, etc., etc.
