Are you sure this wasn't supposed to be:
N2 - 4N - 12
If so, then look at the constant, -12, and the coefficient of the N term, -4.
Are there factors of -12 that add to make -4? Yes ... (-6)(2)
N2 - 4N - 12 = (N-6)(N+2)
