12x^2 -22x -20

begin by factoring out the common factor for all three terms (2):

2(6x^2 -11x -10)

Rewrite the middle term as:

2(6x^2 +4X-15X -10)

group terms:

2((6x^2 +4X)- (15X + 10))

2(2x(3x +2)- 5(3X + 2))

2(3X + 2)(2x- 5)
