This is a common problem and not always easy or inexpensive to resolve. Isolation is key but even then sound can get in or out. A good place to record vocals or voice over work in your home is in a walk in closet... The hanging clothes provide diffusion so the voice has little or no reflections or reverb and a thick layer of absorption or isolation to minimize outside sound from coming in and inside noise from going out. It's a bit tough to fit the whole band in there though!
