Let the dimensions of the rectangle be L for length, W for width.

Then 40 (the perimeter) gives you the equation 40 = 2(L+W).

 

Area: LW = 96.

 

You have two equations with two unknowns, i.e. a little system of two equations.  Use substitution to solve.

You may get a quadratic equations.

 

BTW: Thanks is plural; you don't want an apostrophe in your thanks.
