Multiply the numerator and denominator by x2:
{1+(4/x)+(4/x2)}*x2 x2+4x-4

--------------------------- = -------------
{1-(2/x)-(8/x2)} *x2 x2-2x-8
Now factor the numerator and denominator:
x2+4x-4 (x+2)(x+2)

x2-2x-8 (x+2)(x-4)
Cancel the (x+2) over (x+2):
